Oklahoma City boasts nation’s largest retail project in westside outlet mall

Oklahoma City’s $50 million Outlet Shoppes at Oklahoma City project is the single largest retail real estate investment now underway in the country, according to McGraw Hill Construction’s 2011 Outlook.

The 348,000-sq.-ft. project already has commitments from nearly 50 retailers tenants. The mall is designed to expand to 410,000 square feet as growth warrants.

Among the mall’s features will be an open-air racetrack design with covered walkways Food Court, Center Stage Entertainment Courtyard, Fountains and Park like atmosphere

The mall site is I-40 and Council Road – 7628 West Reno Avenue. It will open in the summer of 2011.

Research shows that metro residents’ buying income exceeds $23.38 billion, said Roy Williams, president and CEO of the Greater Oklahoma City Chamber. In addition, an estimated 41 percent of citizens are willing to drive 20 minutes or more to a favorite retail destination.

Oklahoma City is experiencing its fifth straight month of sales tax growth, with September sales tax coming in at 11.2 percent more than expected and 13.6 percent more than last year’s collection.

September represents the second straight month of double digit growth. The city has also been in the top three for the lowest unemployment rate in the country every month of 2010, with the current unemployment rate at 6.0 percent, well below the national average of 9.6 percent, the chamber reported.

“Many commercial real estate investors are surprised to hear that we have had more than $6 billion in public and private capital investments in the city’s center over the past decade,” said Alison Oshel, director of community redevelopment for the Greater Oklahoma City Chamber.

In 2009, Moody’s called OKC one of the Top five Commercial Property Markets in America. In 2010, Marcus & Millichap reported OKC as one of the nation’s Top Retail Markets with low projected vacancy and low unemployment.
